There is no cost to take a tour of our community.

We accept walk-ins, but appointments are preferred.

Management is available Monday through Friday.

Approval takes 24–48 hours, once all documents are submitted.

On your move-in day, you will pay the prorated rent, an administrative fee of $75, any remaining deposit, and any applicable pet fees or pet rent.

We understand the process can feel overwhelming at times. When it comes time to decide whether to renew your lease or move out, please be sure to review the notice requirements for your community. You can pay online with debit, credit, or ACH bank account through your resident portal.

Once you log into your resident portal, click on "Payments" where you will have the option to add accounts, set up autopay, and review charges on your account.

Yes, there is an administrative charge associated with the utilities of $8.50 per month.

Renter's insurance is required for all residents.

Utilities vary based on location within the property. All residents pay water and sewer in addition to their rent through their resident portal. Some homes have gas heat and a gas water heater.

Electric is through Kentucky Utilities. You can call 1-800-981-0600 or set up service online at https://lge-ku.com/.

Internet and cable services are available through Spectrum.

Residents are responsible for the conduct of their household members and their guests at all times. During pool season, residents are allowed to bring up to two guests to the pool at a time.

Lease prices vary based on the length of the lease, so be sure to review the different term options available to you. However, there is no discount for paying rent in advance.

Subletting is not permitted.

There is a lease buyout fee, and we require two months' notice.

Yes, short-term leases are available.

No, we do not offer corporate leases.

Amenities

Our amenities include an Olympic-size swimming pool, tennis courts, a pickleball court, an on-site restaurant, a dog wash station, a fitness center, a guest house, a coffee bar, and a business center.

The pools and decks are available for use from 10 AM to 9 PM.

Parking is available and is not assigned.

Washer and dryer hookups vary by apartment style. Some homes have hookups while others may have a stackable washer and dryer. Some homes do not have laundry connections; however, there are laundry centers throughout the community.

Standard appliances include a refrigerator, range, microwave, and dishwasher.

No, we do not offer furnished apartments.

We will hold packages at the leasing office for you.

The fitness center is open 24 hours a day.

The gym features a stair climber, treadmill, free weights, leg press, bicep curl machine, and cable machine.

The city has quiet hours from 11 PM until 7 AM. The clubhouse can be reserved for $300 per night, and the guest house can be reserved for $150 per night. There is no cost to use our coffee bar or business center.

Pet Policy

Our community is pet-friendly.

Pet fees include a $150 pet deposit, $150 pet fee, and $35 charge per month per pet.

We allow pets up to 50 pounds per pet. Breed restrictions apply to the following breeds: Akita, Alaskan Malamute, Belgian Malinois, Bullmastiff, Chow, Dalmatian, Doberman Pinscher, Eskimo Spitz, German Shepherd, Giant Schnauzer, Great Dane, Husky, Pit Bull (also known as Staffordshire Terrier), Presa Canario, Rottweiler, Saint Bernard, and Wolf breeds.

There is no pet park on the property.

Location

We are located on Tates Creek Road, just inside New Circle. Turn onto Merrick Drive and follow it around until you see the clubhouse on your right.

The Nearest cross street is Dover Run Road.

Public transportation stops at the corner of Tates Creek Road and Dove Run, located on the sidewalk in front of Merrick Place.

Our community is near the Lansdowne Shopping Center, the University of Kentucky, and the Arboretum.

Our community is served by Julius Marks Elementary School, Morton Middle School, and Henry Clay High School.

The nearest dog park is Veterans Park, 3 miles away.

Lansdowne Merrick Park has bike trails and is within half a mile of our community.

Residents typically shop at Lansdowne Shops or Fayette Mall, both of which are nearby shopping centers.

The nearest coffee shop is Old School Coffee, located across the street.

Maintenance

Our maintenance team will inspect all appliances to confirm they are working properly, and the home will be assessed for any necessary painting or touch-ups. Any items found to be in need of replacement will be ordered and replaced promptly. Once all maintenance is complete, the apartment will be professionally cleaned, and if applicable, the carpets will also be professionally cleaned. We're committed to making sure your new home is clean, functional, and move-in ready.

On-site maintenance is available Monday through Friday from 8 AM to 5 PM.

Maintenance requests can be submitted online unless it is an emergency. If it's an after-hours emergency, please call 859-266-0714 and select the maintenance emergency option. Our maintenance team handles work orders on a first-come, first-served basis unless it's an emergency.

No, you do not need to be present for a service technician to perform work.

If you are locked out during normal business hours, please reach out to the leasing office. If you are locked out after hours, you will need to reach out to a locksmith to assist you.

You may decorate your apartment as you please. As long as you complete your lease term, you will not be charged for the first coat of paint when you move out.
